Our Business

CRDG, LLC was formed for the purpose of developing Cayo Rosario, a 10-acre private island near Ambergris Caye in Belize. Cayo Rosario is owned by Cayo Rosario Partners, LLC (CRP), a Wyoming limited liability company and affiliate of the Company. CRDG, with Hank Enterprises and Diversus Fund taking the role of lead developers (the “Developers”), plans to develop Cayo Rosario along with a 20-acre plot owned by another affiliated company, Reardon Enterprises Inc. (“REI”) on the west coast of Ambergris Caye in the area known as Secret Beach (“Secret Beach”).

CRDG plans to develop the Cayo Rosario along with Secret Beach into a Six Senses Hotels Resorts Spas (“Six Senses”) branded overwater bungalow resort consisting of residences and a hotel in a one-of-a-kind location off the coast of Ambergris Caye, Belize.

The Team

John Turley

VP, Sales | Owner and Manager of Belize Asset Management, LLC

The sales team is led by John Turley.

John is the top-producing Realtor in Belize, a distinction he has held continuously, since 2010. He is also the CEO and Regional Owner for RE/MAX Caribbean & Central America. John is considered the foremost expert on the Belize real estate market and investment in the Caribbean and Central America.

John has been a full-time resident of Ambergris Caye, Belize since 2005. He was the first licensed real estate broker in the Ambergris Caye market, and has been involved in over 1,600 real estate transactions in this market, including some of the most prestigious sales of private residences anywhere in the country.

Corey Elmaleh

Manager, CFO | Owner and Manager of Hank Enterprises, LTD

Mr. Elmaleh has been investing in real estate in the U.S., Canada and Central America for the past 15 years. He focuses on projects featuring difficult assembly, entitlement, and redevelopment, with a concentration in sustainability. During this time frame, he has also successfully managed several operationally focused businesses and brings with him a wealth of experience in operations and finance.

He holds a Master of Business Administration from Harvard Business School.

Daniel Kalenov

Manager, COO | Owner and Manager of Diversus Fund LLC

Daniel has been investing in real estate since 1999, the same year he first visited Belize to receive his scuba diving certification.

After realizing years of stable, double-digit returns achieved through hospitality-focused real estate holdings, Daniel formed an investment fund with the intention of bringing this stability and value to outside investors, and on a global scale.

Daniel has been investing in Belize since 2012, and was among the first, and most sizable investors in the Hilton at Mahogany Bay Resort, Belize’s largest resort by 3 times, and winner of several prestige hospitality awards, including “Best Hilton in the Caribbean” and “Resort of the Year”.

Daniel received B.A.’s in Economics and International Relations from Tufts University and an M.B.A. from Harvard Business School, with a concentration in Real Estate Finance.

The Class A Members, after repayment of any Manager-funded or Member-funded loans, shall receive distributions of net cash flow pro rata in direct proportion to their respective Membership Interests.

The growth engine for CRDG’s growth has been the ability to raise private capital directly from investors tired of Wall Street volatility and uncertain returns seeking insulated alternative assets providing reliable returns. Until recently, legal restrictions and the finite pool of accredited investors were challenging limitations.

While once the playground of the ultra-wealthy, private investments have recently exploded thanks to regulatory changes loosening advertising rules and the expansion of the definition of an Accredited Investor. In fact, according to an SEC report in 2019, private offerings SURPASSED registered offerings in the amount of capital invested by the investing public. In 2019, over $1.5 trillion was reported raised under Regulation D compared to $1.2 trillion through registered offerings. In 2019, there were 16 million accredited U.S. households – 10 times as many as in 1983. In addition, an estimated $2.9 trillion was raised through private offerings, according to the SEC.
